Most acquisitions teams screen a deal in the same three steps: read the OM, hand-key the numbers into a model, then check them against the rent roll and the T-12 to find whatever the broker left out.
AI can now do all three steps properly. But getting it to run on your model, in a format you can act on, takes more than pasting a PDF into a chat window.
Oscar Hajduk, General Manager of CapitalStack at Thesis Driven, runs this kind of tooling in production, and on Thursday, September 10 at 12 pm ET, he is building it live in one hour.
The build is a two-part Deal Underwriter. Drop in an OM, and Claude pulls out every broker assumption, rents, occupancy, expenses, cap rate, and debt terms, then populates the inputs tab of a working underwriting model. Upload the rent roll, and it audits the actual lease data against what the OM claimed, flags each gap, and tells you what to change before you go under contract.
It is built for the shops where this hurts most, the ones underwriting without a full analyst bench behind them. The whole setup is packaged as a .skill file, so it installs in one click and runs on the next deal without rebuilding anything.
No prior AI experience required. A Claude Pro or Team account helps if you want to build alongside us, though every instruction and setup guide is yours afterward either way.
Do this well, and the audit stops being the step you eventually get to. It becomes the first thing that happens to every OM in your inbox, which is the only point in the process where walking away is still cheap.
