We’ve written extensively on the rise of programmatic “small asset” real estate investing, from the emergence of SFR to growing institutional interest in small multifamily portfolios. To explain this rise, operators often point to “advances in technology” which have made sourcing, underwriting, and management easier.
But what technology, specifically?
Over the past few months, we’ve spoken to a number of owners developing and acquiring small, scattered assets. Through those conversations, we’ve assembled a list of 23 publicly-available software tools they can’t live without. While many operators use proprietary technology for certain things—sourcing, for instance—all make heavy use of third-party software tools as well.
