New Course: LP Real Estate Investing
Learn to evaluate, structure, and invest in real estate like an institutional LP
On April 8th, we’re launching Thesis Driven’s newest online course, “Fundamentals of LP Real Estate Investing.” This course provides accredited investors with the institutional playbook for sourcing, evaluating, and structuring direct real estate investments—especially in alternative asset classes that institutions haven’t yet dominated.
It’s designed for individual investors looking to move beyond REITs, funds, and social-media-driven syndications and start investing like a professional LP. Learn more & sign up here.
Allie and her three potential investments
Allie has built a successful career as a technology marketing executive, and she’s been dabbling in direct real estate investing. Deals occasionally land in her inbox—sometimes from a friend, a syndicator on social media, or a high-end investment club she joined.
But every time she looks at a new real estate investment opportunity, she feels stuck.
She knows there are great deals out there, but she has no system to evaluate sponsors, compare investment structures, or weigh risks. She’s unsure what’s fair in a negotiation, what fees are market, and how to ask the right questions.
And then there’s something else—some of these deals offer more than just financial returns, like exclusive use of a hospitality property or access to a unique community of investors.
She’s currently looking at three different deals that appeal to her for different reasons:
A multifamily syndication in Raleigh—a bread-and-butter real estate deal with a value-add strategy, pitched at 18% IRR.
A branded outdoor hospitality development—a high-growth, early-stage investment that also offers exclusive investor perks at its properties.
A platform investment in a fast-growing real estate startup—instead of just one deal, she’d get equity in the company itself, gaining exposure to its entire pipeline.
Each deal presents a different structure, different risks, and different potential rewards. But how does she decide?
She wants to compare sponsors, assess fees, and structure her investments like an institutional LP. She wants to negotiate for better terms, build a pipeline of high-quality deals, and avoid common pitfalls.
Most importantly, she wants to stop investing blindly and start investing strategically.
Welcome to Thesis Driven’s Fundamentals of LP Real Estate Investing
Many investors want direct access to real estate deals—but most don’t know where to start.
The best institutional investors don’t just buy real estate. They structure deals, negotiate for upside, and align incentives to protect their capital.
Most accredited investors, on the other hand, are left with blind trust in GPs, opaque deal structures, and off-the-shelf syndications with unfavorable terms.
This case-based course simulates the experience of investing as a sophisticated LP—teaching students how to:
Analyze a real estate investment like an institutional investor—breaking down financial models, deal structures, and risk factors.
Access and evaluate high-growth alternative real estate asset classes—including outdoor hospitality, experiential entertainment, and platform-based real estate investments.
Negotiate better LP terms—learning how institutions structure deals for higher returns, better downside protection, and long-term equity upside.
Through Allie’s experience, students will navigate the process of evaluating and investing in three distinct real estate opportunities—each presenting unique risks, structures, and potential rewards.
The course will cover:
The Institutional Playbook for LP Investing: How professional LPs assess real estate investments, negotiate terms, and structure deals for maximum upside.
Traditional & Alternative Real Estate Asset Classes: How investors can access both high quality traditional deals (e.g., multifamily) and high-growth niches—from branded outdoor hospitality and experiential entertainment to residential-adjacent platform investments.
Case Study #1 - Evaluating an LP Investment: Allie reviews a traditional multifamily syndication in Raleigh. The 18% IRR looks great on paper, but is the business plan, leverage, and GP structure solid?
Case Study #2 Investing in Emerging Hospitality Concepts: Allie considers an investment in a branded glamping and eco-lodge resort. With no institutional comps, she must assess market demand, operator execution, and revenue projections.
Case Study #3 Platform Investments & the Future of Real Estate: Allie explores an opportunity to invest in an entire real estate platform rather than a single deal. She’ll weigh the long-term compounding potential against the risks of betting on a new concept.
Legal & Financial Documents: A deep dive into PPMs, operating agreements, and subscription documents—what investors need to understand before committing capital.
Building a Smarter LP Investment Strategy: How to develop a personal investment thesis, find high-quality sponsors, and negotiate better deals as an LP.
Through Allie’s experience, students will debate investment decisions, analyze real-world opportunities, and sharpen their ability to invest confidently.
