Venture capital in real estate is having an odd moment.
On one hand, investors are as bullish as they've ever been, with a majority anticipating that investment activity will continue to build over the next 6-12 months. And sectors like AI are drawing investor interest from across the board including generalist firms that have been broadly skeptical of "proptech" over the past three years.
But for an early stage entrepreneur building for the real estate vertical, it hardly seems like the heady days of 2018-2021 when capital was plentiful and questions about unit economics were few and far between. And entire categories like IoT and novel brick-and-mortar operating models are still largely frozen out of the venture market.
My conversation with Song and Pedan will attempt to shine some light on what's going on in venture – and how entrepreneurs can navigate it. We'll cover the messages that resonated, the metrics that matter to investors today, and the types of investors – from generalist VCs to family offices to strategics – leading the charge in 2025.
