Special Edition: Realpage Cuts Off EliseAI

This is a bonus edition of Thesis Driven; this week's regular Thursday letter will publish tomorrow (Friday) morning.

Yesterday morning, property management software giant Realpage sent a note to its customers announcing that it paused all future site activations with AI platform EliseAI. While existing implementations remain in place, at least for now, all new integrations are suspended indefinitely.

This is a serious escalation of tensions that have been building in multifamily technology for some time. It pits one of real estate’s largest incumbents against one of its most promising and best capitalized upstarts. EliseAI is fresh off a $350 million raise led by Andreessen Horowitz, valuing the company at $4 billion, and says more than 6.5 million multifamily units use its leasing and resident communications technology.

But real estate tech lives and dies on integrations. Operators rely on connectivity between tools to move data from place to place and prevent conflicting records. The property management system — the source of truth for tenant ledgers, payments, leases, and much more — is the centerpiece of any integration. Earlier this year, we covered the spat between CRM firm Funnel and EliseAI in which Funnel threatened to cut off EliseAI’s API access. That shook many multifamily operators who rely on the integration between those two tools.

Realpage's move is a much bigger deal.

​At the heart of the conflict appears to be Realpage’s discomfort with EliseAI’s new agent, Apollo, which the company launched last month. According to Apollo’s product page, the agent “sees across silos,” gathering data and performing tasks in maintenance, leasing, operations, and more.
