Capital spent the years after 2020 pouring into conventional multifamily.

Cap rates compressed, Sun Belt pipelines flooded, and the alpha that defined the 2015-2022 cycle got arbitraged away. Meanwhile, household formation fragmented in a dozen directions at once: single-person households, multigenerational families under one roof, boomers downsizing out of paid-off houses (the oldest of them turn 80 this year), renters-by-choice at both the top and the bottom of the income distribution.

Certain operators stopped building for the "average" household to focus on emerging models that serve these specific types of users:

  • Shadow-market student housing
  • Age-restricted land-lease communities
  • Manufactured housing and RV parks
  • Coliving, micro-apartments, and micro-multifamily
  • Residential ground lease financing (purchase the house, lease the dirt)
  • Medicaid-backed homes leased to I/DD care agencies
  • Economy extended stay and mid-term rentals
  • Identity-anchored communities around golf, surf, food and alumni
  • Master-planned resort towns and new cities

The list goes on.

Some of these are already institutional. Purpose-built student housing has public comps and dedicated funds; manufactured housing trades at 3 caps. Others barely have transaction data.

Active adult occupancy reached 92.6% nationally in the second quarter of 2026, with stabilized communities near 96%, at a 15-20% rent premium to conventional multifamily and roughly half the turnover, and there is still no dominant national platform in the category.

California ADU permits went from about 1,300 in 2016 to roughly 27,000 in 2023, close to one in five new homes in the state, and almost nobody has built an institutional aggregation vehicle around them.

Operator Submission Form

We're looking for operators who fit a specific profile:

Growth-stage platforms. You've proven out a differentiated concept, whether that's a new format in student housing, a 55+ land-lease community, a healthcare-linked residential platform, an economy extended stay development program, or something we haven't seen yet. You have a track record of executing (not just a pitch deck) and you're raising institutional or family office capital to scale it.

We're focused on operators across the full spectrum of niche residential themes, including:

  • Student housing and campus-adjacent, including shadow-market and scattered-site formats
  • Age-restricted, active adult, and 55+ land-lease communities
  • Manufactured housing, land-lease communities, and RV parks
  • Coliving, micro-apartments, and small-format urban multifamily
  • Attainable and workforce housing, including ADUs and employee lodging
  • Ground lease and land-lease structures across both rental and for-sale housing
  • Healthcare-linked residential, including I/DD, behavioral health, and Medicaid-backed models
  • Economy extended stay, flex and mid-term living
  • Identity-anchored and affinity communities
  • Land platforms, master-planned communities, and new cities

We plan to feature 1-2 operators per theme to create a diverse, representative view of the landscape. We'll review every submission and be in touch with the groups that round out a unique sampling of innovators across these categories.
