Introducing V2 of Thesis Driven’s Operator Database

A family-owned real estate operator with 3,000 units across three Midwest markets has no PR team, no conference booth, and a website last updated in 2009. No large data aggregator can tell you what this operator does or if the firm is active. Social media shows fourteen “VPs” and no way to know which two actually sign vendor contracts. 

For a vendor or proptech company, that operator might be the best client they will ever land. But finding them is the hard part.

In 2023, we created Thesis Driven’s Operator Database to fix this problem. Today we track 8,687 active real estate owners, operators, and developers across the US, UK, and Canada, as well as 58,917 decision-making principals working at those firms. 

70% of the firms we track have fewer than 50 employees. Every three months, our data collection team verifies every single data point to ensure accuracy.  

After two years of feedback and iteration, we’re excited to announce V2 of Thesis Driven’s Operator Database.

Beyond the redesign, we started tracking every web mention of every firm in our database on a daily basis. We call the infrastructure behind it “Signals,” and we analyze and categorize 10,000 firm-related news articles every day. Those Signals land in customers’ inboxes, their dashboard, or one of our many integrations. 

A user can set up their own profile and every new Signal is ranked against their preferences. That's how we ensure the most relevant information rises to the top.

We also recently launched our API allowing users to query all operators and principals, as well as every project and Signal related to them. The platform now has integrations with HubSpot, Slack, and Attio to deliver our data directly into our customers' hands. 

This month our focus is on incorporating feedback for the new site, adding additional CRM integrations, experimenting with PMS data, building out our phone research team, and launching a “How to Sell into Real Estate Operators” playbook.
