Since 2023, Thesis Driven has been building the definitive tool for proptech vendors, brokers, service providers and more to find their target customers. Today we catalogue almost 10,000 active real estate operators across asset classes and markets. Human-curated, not AI-scraped.

Today we’re excited to announce three new ways of interacting with the database:

  • An MCP server, allowing customers to query the database directly from Claude;
  • A “lookalikes” tool that finds new prospects that are similar to your existing customers or targets;
  • A lead generation service.

MCP Server

Over the last few months, we’ve observed more and more Claude Cowork usage and self-built scrapers to feed our data directly into their custom apps. 

Today, we are releasing our MCP server. Every real estate operator, principal, project, and Signal becomes available inside Claude, ChatGPT, or other agent a subscriber already works in. 

We built the infrastructure needed to collect, maintain, and update every data point that we track across ~10,000 commercial & active real estate operators and their ~60k decision-making principals. That includes new fund raises, leadership changes, acquisitions, market entries, and new developments. 

With the MCP server, you can now: 

  • Track a buying signal (e.g. new acquisition or fund close), pull the relevant person’s contact information, pull the firm’s entire context, and feed it directly into your email inbox as a draft
  • Find principals that just changed jobs and update your CRM automatically
  • Combine datasets effortlessly

Lookalikes

Perhaps you have a customer list of 50 firms or a target list of 500.

What if that list were 10x larger? Using lookalike matching — typical in digital advertising — we can take your customer or target list and return you a much larger list of real estate firms that “look” similar. 

This initial list might be a CRM pull, a conference list, or something else. But we’ll match it across our entire database by dozens of different attributes that correlate to a firm’s willingness to buy.

You’ll get back detailed contact information of decision-making principals at each of the firms returned.

Lead Generation as a Service

Prospect data is a means to an end. Calls with qualified leads and closed deals is the goal. But we’ve found that many vendors — particularly early-stage companies most in need of market signal — don’t have the capacity to do high-volume outbound prospecting. 

So we’re introducing a new tier of subscription: a B2B lead generation service. A real person will be dedicated exclusively to your account. Email outbound, LinkedIn messages, even phone calls. 

Introducing a “service business” in 2026 seems silly, but somebody has to do the work.
