The real estate industry has spent the past two years talking about AI. Most of the conversation has been abstract: hypothetical use cases, vendor demos, conference panels where someone mentions AI agents and the audience nods politely. Meanwhile, a smaller group of operators and investment managers has been rewiring how their companies actually run.

These aren't operators implementing third-party tools they pulled off the shelf. They're GPs who have built proprietary AI workflows that are generating superior returns, whether by killing the traditional analyst role entirely, turning property management into a near-zero-headcount operation, or or building intelligence layers that identify mispriced assets before they ever hit market.

Some of these operators are also positioned on the right side of AI-driven demand: the groups building and capitalizing the physical infrastructure (power, cooling, connectivity) that the AI economy runs on. But the through-line across all of them is operational. They're not just talking about AI. They've built it into how they source, underwrite, operate, raise capital, and report.

That's the group we want to find.

Thesis Driven is producing The AI-Powered GP Report, a market report profiling 10-12 real estate operating companies and investment managers who are leveraging AI in proven, measurable ways, whether through operational transformation, AI-native business models, or positioning into asset classes accelerated by AI tailwinds.

The report will go out to our network of 7,000+ PERE firms, family offices, and RIA investors. It will be the first institutional-quality research product mapping how AI is actually changing the way real estate companies operate, underwrite, and scale, told through the lens of the GPs doing it.

We're pairing it with an investor Pitch Night, a curated event where each featured operator gets 5 minutes to present their platform and AI-powered edge directly to our investor audience.

Operator Submission Form

We're looking for operators who fit a specific profile:

Real estate operating companies and investment managers that have moved past experimentation and into implementation. AI is embedded in how the team operates day to day. The right candidate has a track record of executing and is seeking institutional or family office capital to scale.

We're focused on operators and managers building proprietary AI solutions and workflows (not just pulling tools off the shelf), including:

  • AI in underwriting and deal sourcing: Automated comp analysis, market screening, predictive modeling, or AI-driven pipeline management that compresses the time from identification to LOI
  • AI in property and asset management: Maintenance triage, tenant communication, delinquency prediction, lease administration, or operating platforms that reduce headcount while improving NOI
  • AI in leasing and revenue optimization: Dynamic pricing, AI-driven lead qualification, automated touring and follow-up, or leasing platforms that convert faster with fewer people
  • AI in construction and development: Generative design, schedule optimization, cost estimation, permitting automation, or AI-enabled project management
  • AI in capital raising and investor relations: Automated LP sourcing, AI-generated fund materials, CRM enrichment, or investor reporting platforms
  • AI in accounting, reporting, and back office: Automated financial consolidation, AI-powered audit prep, invoice processing, or reporting infrastructure that scales without adding staff
  • AI-tailwind asset classes: Operators building or capitalizing physical assets driven by AI-related demand

We plan to feature 1-2 GPs per category to create a diverse view of how AI is reshaping real estate operations across asset classes and company stages. We'll review every submission and follow up with groups that best round out the cohort.
