Thesis Driven Operator Database: Introducing Signals

Real-time intelligence for vendors and capital, built around tracking how the real estate industry actually moves.

Thesis Driven Operator Database: Introducing Signals

As regular Thesis Driven readers know, we maintain a database of active real estate developers and operators: 8,500+ firms and 60,000+ principals complete with contact information, asset classes, active markets, and projects. It’s a powerful tool for vendors selling into the real estate industry, as well as real estate investors and brokers.

But the most interesting signals come not from static profiles but from movement: who is building, buying, re-entitling, or hiring at any given point. Those are the moments at which a deal might be on the table.

Today we are launching Signals to unlock those real-time insights.

Signals tracks all major real estate publications and local media so you can stop sorting through the noise and start seeing exactly what your prospective customers are doing.

We’ve pre-built the most common categories to get you started:

  • Acquisitions
  • New Developments
  • Financings
  • Regulatory/Legal
  • Asset Sales
  • Leasing Activity
  • Leadership Changes
  • Partnerships
  • Fund Closings
  • Market Entries
  • Financial Results
  • Other

But every firm’s trigger is different. If yours isn’t on the list, we’ll build it with you.

Why We Built Signals

Property-level data, which we introduced last quarter, is necessary but insufficient for the highest-quality market insights. In many cases, it’s a lagging indicator, a record of something that already happened. The best sales processes use leading indicators.

For example, at ReZone we sold into acquisitions teams at mid-market firms (~$1B AUM). We built our own tool, essentially an early version of Signals, that tracked fund closings, team changes, and partnerships so we always knew when a prospect was primed for outreach.

How It Works

Every morning, we run through more than 1,000 news sources. We scan the entire real estate-related web—including local press, which often flies under sales teams’ radar but carries the best coverage of on-the-ground projects outside major markets—to surface every story you might otherwise miss.

Then we match each story to the relevant firm, and showcase the results on their profile pages and in our recommendation emails.

Know that your prospective customer is raising a new fund? Call before your competitor does.

As a subscriber, you have access to Signals now. Expect an introduction email to help you set your preferences. If you are interested in crafting your own signals or combining them to fit your firm’s outreach strategy, reach out at daniel@thesisdriven.com.
